Great stay, B&B with 3 rooms, so very cozy and private. Host was friendly and flexible, she stayed for breakfast, which was delicious, and we had a nice conversation.

Very big and spacious room love the large tub. The breakfast was awesome wish we could have stayed longer.

My husband & I thoroughly enjoyed our stay in the Sycamore room. The room is HUGE with a lovely seating area with a walk out private balcony. Very large bathroom complete with a soaking tub & separate shower area. Very comfortable king bed made for a refreshing nights sleep. High end amenities with some products from the Buff Soap store downtown. Allison the innkeeper is a delightful person as well as a top notch chef. Our breakfast was delicious. The inn offers water, soft drinks & coffee anytime of the day in their dining room . Even kind enough to store our left over meal that we had eaten in town. (Corner Grub House restaurant, very tasty) Unfortunately we forgot to grab it when we ckd out even though Allison reminded me.😁😉 The town Sulphur Springs was fun to shop around & explore. We even purchased products from the Buff Soap store as a result of our stay at The Oaks. Allison recommended the Dairy museum & we found it very interesting. I had a well-appointed room with a fabulous whirlpool spa bathtub. The room also had a nice shower. The other guests were quiet and the bed was wonderfully comfortable. I had to leave well before their regularly scheduled hot breakfast, and the owners made me an AMAZING to-go box for my journey -- filled with delicious and healthy food. It was very much appreciated. Nice-sized toiletries were included in the bathroom as well. A good value-priced stay at a unique property.

An Amazing Stay. The sycamore Suite was spacious. Enjoyed our private balcony overlooking the back yard. The king bed was very comfortable and we almost overslept. Woke up at 8, and made it in time to the wonderful home cooked breakfast by Alison. Definitely a great spot to add to your travels. Thank you Alison for making our first stay at a Bed Breakfast a highlight of our trip.

Bed wasn’t very comfortable. However, everything else was GREAT! Would definitely recommend and stay here again.

Pretty little house with nicely decorated rooms. It was quiet during the night and didn't get loud until breakfast was approaching. The bed was rather hard, like they are in most hotels, but staying in a much smaller property than a hotel was a nice change. I especially liked the rainbow "You are welcome here" mat at the front door and the actual contactless check-in - they texted me directions and I was able to pick up my room key as directed without any interaction.

Bed and breakfast was nice, but bed very creaky and squeaky. Floors creaked. Expected as it is an older home with hardwood floors, but still seemed overly noisy.

It was incredibly cozy...I sat on the back deck and played guitar with a glass of wine. The bed was super comfortable and I would definitely stay there again.
